Cailean were great with us, you do own viewings but they take by far the smallest amount of commission. Fixed fee too.

Sorry for your loss.

We used Morgans and were very happy with their service.

They were a bit pricier than some of the other options but they were top notch and we sold our house within a week.

Unless you need it sold quickly I'd get a sign made and stick it in the garden for a month.
Worked for us in the same situation altho granted it was on a main road.
Still need a lawyer tho.
